Do I need an architect? It is the question almost every client asks before a building project begins and the answer is the same regardless of the size or nature of the job: yes.
Not because the law requires it and not because drawings cannot be produced by anyone else. The answer is yes because every building project, from a modest single-storey extension to a complex multi-unit development, carries risk. Financial risk, programme risk, planning risk and structural risk.
The architect’s primary function is to identify that risk early, manage it through every stage of the project and protect the client from the kind of expensive surprises that derail projects and strain budgets.
A project without an architect is a project without that layer of protection. The decisions do not go away. They get made later, under more pressure, by people with less information and at greater cost. Whether you are a residential homeowner planning an extension or a developer bringing a new scheme to site, appointing an architect at the outset is the single most effective risk management decision you can make.
What a Good Architect Actually Does
The popular image of an architect is someone who designs beautiful buildings. That is part of the role. The more important part, particularly from a client’s perspective, is what happens before a line is drawn.
A good architect does the following on every project they take on.
Identifies risk
Every site, every brief and every planning context carries risk. An experienced architect reads those risks at the outset, before design work has begun and before any commitment has been made that is difficult to reverse. Risk that is identified early is risk that can be designed around. Risk that is identified late is risk that has to be paid for.
Is realistic about programme and budget
Clients arrive with a vision and, often, with an optimism about what that vision will cost and how long it will take. A good architect challenges that optimism early. Not to discourage the project, but to establish a baseline that the rest of the process can be built on honestly. A project that starts with an accurate understanding of cost and programme is a project that has a realistic chance of delivering what the client actually wants.
Sense-checks viability
Before any significant design resource is committed, a good architect assesses whether the project is viable. That means testing the brief against the site, the planning context, the budget and the programme. If the numbers do not work, or if the planning context makes the brief unachievable, the client needs to know that at the feasibility stage rather than after months of design development.
Stops expensive optimism
Construction projects are fertile ground for optimism that costs money. ‘We can probably get that through planning permission‘. ‘The contractor will likely find a way to manage the budget’. ‘The programme should still be achievable’. A good architect does not trade in probability. They give the client the clearest possible picture of what is realistic, and they do it early enough for the client to act on it.
Maximises a site
Whether it is a family home being extended or a development site being brought forward, the way a site is approached has a direct bearing on the value of the outcome. A good architect looks beyond the obvious configuration of a brief and asks whether there is a better way to use the space, unlock additional value or improve the planning position. That strategic thinking is rarely available from a volume drawing service or a design-and-build contractor.

A building project moves through a defined sequence of stages, from feasibility and design through planning, technical design, tender and on-site construction. Each stage involves decisions that affect every subsequent stage. A good architect manages that sequence on behalf of the client, ensuring that decisions are made in the right order, with the right information and with a clear understanding of their downstream consequences.
De-Risking Every Stage of the Project
The value of an architect is not confined to the design stage. It runs through the entire project lifecycle and the risk profile of a project changes at each stage in ways that require active management.
Feasibility
The risk at this stage is committing to a project that cannot be delivered as envisaged. The architect’s role is to test the brief against reality before any significant resource is spent.
Design development. The risk here is designing something that looks right on paper but creates problems in planning, on site or in use. Coordination between the architectural design, the structural solution and the building services needs to be managed carefully so that conflicts are resolved before the project reaches tender.
Planning
Planning risk is the risk of investing significant design resource in a scheme that is refused, or that is approved with conditions that fundamentally change the project. A good architect assesses that risk at the outset, engages with the planning authority at pre-application stage where appropriate and structures the application to give it the best possible chance of a successful outcome.
Technical design and tender
The risk at this stage is a poorly coordinated technical package that produces contractor pricing padded with contingency, or a build that departs from the design intent because the information issued was ambiguous. Precise, well-coordinated technical drawings produced by an experienced architect reduce both risks substantially.
Construction
The risk on site is that the build departs from the agreed design and specification without the client’s knowledge, or that issues arise that were not identified during the design process. An architect providing site oversight reviews progress, identifies problems early and ensures that the finished building reflects what was agreed.

The Principal Designer: Why You Need One from Day One
There is a legal requirement that most clients are unaware of until it creates a problem, and it applies to almost every building project that involves more than one contractor or trade working on site.
Under the Construction (Design and Management) Regulations 2015, known as CDM 2015, a Principal Designer must be appointed on any project that involves more than one contractor. This is a legal duty on the client, not a recommendation. Failure to appoint a Principal Designer does not remove the duty. It means the client assumes the responsibilities of the role by default, whether or not they have the knowledge, competence or capacity to discharge them.
The Principal Designer is responsible for planning, managing, monitoring and coordinating health and safety during the pre-construction phase. They review and influence design decisions that affect health and safety, coordinate the activities of other designers and ensure that relevant information is communicated to those who need it. The role continues through the construction phase, where the Principal Designer works alongside the Principal Contractor to manage health and safety across the project.
In practical terms, the Principal Designer should be appointed at the very start of the project, before any design work has begun. The reason for this is straightforward: the decisions that have the greatest impact on health and safety during construction are design decisions. If the Principal Designer is brought in after the design has been fixed, they inherit risks they had no opportunity to influence.

The Cost of Not Appointing an Architect
The instinct to save money by removing professional fees from a project budget is understandable. It is also, in most cases, a false economy. The cost of an architectural mistake, whether that is a refused planning application, a design that fails to achieve building regulations compliance, a contractor brief that produces a building different from what was intended or a CDM breach, almost always exceeds the professional fees that would have prevented it.
